Questions to Ask When Touring a Senior Living Facility

Touring a senior living community is not a passive experience. It is an interview — and you are the one conducting it. The staff will present their best face during a scheduled tour. Your job is to ask the questions that reveal what daily life actually looks like when the tour group has gone home.

These questions are organized by category. You do not need to ask every single one — choose the ones most relevant to your family's situation. But go in prepared, go in with a notepad, and pay as much attention to how the questions are answered as to the answers themselves.

Questions About Staffing

Staffing is the most important factor in care quality. These questions matter more than any question about amenities or décor.

What is the caregiver-to-resident ratio during the day? In the evening? Overnight? Ask for specific numbers, not ranges. A ratio of 1:8 during the day is very different from 1:15. Overnight ratios are often much higher — meaning fewer staff for the same number of residents. Know what you are agreeing to.

What are the minimum qualifications required to work as a caregiver here? Some communities require certified nursing assistant credentials. Others hire and train on the job. Neither is automatically better, but you want to understand the baseline.

What was your staff turnover rate in the past 12 months? High turnover — above 40 or 50 percent annually — is a red flag. It disrupts continuity of care and suggests problems with management, pay, or workplace culture.

What happens when a regular caregiver is sick or unavailable? Do they call in agency staff who do not know the residents? Do they ask existing staff to work double shifts? The answer reveals how the community handles stress.

Is a registered nurse on site 24 hours a day? In many assisted living communities, RNs are available during business hours only, with on-call availability overnight. For some residents this is fine. For others with more complex medical needs, 24-hour nursing is essential.

Questions About Daily Life

Can I see a sample weekly activity calendar? A robust calendar with a variety of activities — physical, social, creative, educational — signals that the community invests in resident wellbeing beyond basic care. A sparse or repetitive calendar tells a different story.

What does a typical day look like for a resident at my parent's level of care? Ask for a walk-through of the day from morning to evening. Meal times, activity times, rest periods, outdoor time, and personal care routines should all be clearly described.

What dining options are available and how flexible are they? Can residents choose from multiple meal options? Are dietary restrictions and preferences accommodated? Can a resident eat in their room if they prefer? Can family members join for meals?

How are residents' preferences and routines accommodated? A good community adapts to its residents — not the other way around. A resident who has always gone to bed at 11 PM should not be forced into a 9 PM bedtime because it is more convenient for staff.

What is your policy on family visits, including unannounced visits? There should be no restrictions on when family can visit. Any hesitation about unannounced visits is a significant red flag.

Questions About Care and Health

How are care needs assessed when a new resident moves in? There should be a formal assessment process that results in an individualized care plan. Ask to see a sample care plan.

How often are care plans reviewed and updated? Care needs change. A good community reviews care plans regularly — at minimum quarterly — and after any significant health change.

How does the community communicate health changes to family members? What triggers a call to family? A fall? A change in appetite? A medication change? Know what to expect.

What is your policy when a resident's care needs exceed what you can provide? Every community has limits. Know what those limits are before your parent moves in. What conditions would require a transfer to a higher level of care?

How are medications managed and administered? Who manages medications? Are medications secured? How are errors caught and reported?

Questions About Finances

What is included in the monthly fee and what costs extra? Get a complete list of base services and a complete list of potential additional charges. Ask for written documentation.

How much have monthly fees increased over the past three years? Annual increases of 3 to 5 percent are common. Larger increases should prompt questions about financial management.

What is your refund policy if my parent needs to leave or passes away? Understand the financial exposure. Some communities prorate refunds. Others do not.

Are there any entrance fees or deposits, and under what circumstances are they refundable? Some communities charge significant buy-in fees. Know what you are paying and what you get back under various scenarios.

The Question That Tells You the Most

After all the practical questions have been asked, end with this one:

"What do the residents here love most about living here?"

Then stop talking and listen. The answer — and the way it is delivered — will tell you more about the culture of this community than any policy document or inspection report. A staff member who loves their work and knows their residents will answer this with warmth and specificity. One who is going through the motions will give you a generic response.
